01 — Intake to issue

from stud-bay pencil marks to a sheet the building office reads once

Input / .jpg .heic .pdf .txt / napkins accepted Step 1

you send what you have

Phone photos of each wall. A sketch with numbers on it. A tape reading for every room, taken twice, both diagonals included. Handwriting is fine; we have read worse.

Reply / ≤ 1 business day Step 2

we ask

One numbered list of missing dimensions. Usually seven items. Never more than twelve.

Output / .dwg + .pdf Step 3

we draw

Layers named by convention: A-WALL-EXST dashed, A-WALL-NEW solid. Your engineer can open it without a phone call.

Markup / 1 round included Step 4

you check

Red-pen the PDF. One round is in the price. Each extra round is $58, flat.

Invoice / net 15 Step 5

we invoice once

One invoice per project, emailed with the final files. ACH, check, or card.

Checklist / have in hand before you write to us

seven numbers that save a round of questions

  • 01Wall thickness at one door opening (4½″ and 5½″ are different walls).
  • 02Ceiling height in each room, measured at two corners.
  • 03Window width, height, and sill height above the floor.
  • 04Both diagonals of every room that isn’t obviously square.
  • 05Direction the floor joists run, if you can see them.
  • 06Location of the electrical panel and the water heater.
  • 07The street and lot lines, if a deck or addition is involved.
02 — Sample sheets

three sheets, one inspector’s question each

Illustrative sheets drawn to show the format. Dimensions are typical, not from any client’s house.

20′-0″ 11′-0″ KITCHEN ISLAND WALL TO REMOVE (EXST.) VERIFY W/ ENGINEER A-101 · ¼″ = 1′-0″
Sheet A-101Existing + demo
“which wall is coming out?”

the kitchen that lost a wall

Demo drawn with a dashed accent line so the plan reviewer sees exactly one wall at stake, and the contractor sees exactly one wall to price.

Includes
Existing plan, demo plan, proposed plan

EXISTING HOUSE · LEDGER 16′-0″ 36″ GUARD · DECK > 30″ ABOVE GRADE JOISTS 2×8 @ 16″ O.C. STAIR FTG Ø12″ × 42″ BELOW GRADE A-201 · ¼″ = 1′-0″
Sheet A-201Framing + footings
“how far off the ground is it?”

the deck at 31½ inches

Thirty inches is where a guard becomes mandatory, so the sheet states the height in inches, calls out the guard, and shows footing depth below frost. Reviewers stop asking.

Includes
Framing plan, footing plan, ledger and stair details

Sheet A-110Plan + egress
“can anyone get out of it?”

the basement at 7′-1″

Seven feet is the line for habitable space, and the sheet shows a ceiling number you measured, not one you hoped for. The egress window carries its clear-opening note.

Questions people ask before they write

We draw to the sheet and code-note format residential reviewers expect. We don’t stamp. If your project needs a licensed seal, the first reply says so, before any money moves.

We check every room’s diagonals. If two disagree by more than ½″, we flag the room and ask for a re-measure. Better us than the inspector.

Yes. Roughly half the projects start with a homeowner holding a tape measure. The checklist above is written for them.
